Contract
The contract for a short-term holiday rental is made between the client and the owners of Sea Breeze and Driftwood Studio. The contract becomes binding only when the owner issues a formal confirmation email, and it remains subject to all the booking conditions outlined below.
Payment
Deposit: A deposit of 50% of the total rental fee is payable if the booking is made more than six weeks before the start of the rental period.
Balance: The remaining balance is due six weeks before the commencement of the rental.
Late Bookings: For bookings made less than six weeks before the start of the rental period, the total fee is payable immediately.
Payment Method: Payments can be made via bank transfer.
Cleaning & Damages: Cleaners will inspect the property after each stay. If any damage is caused or the property is left in a state that requires additional cleaning, you will be billed for the extra cost.
Property Cleaning Specifics:
Driftwood Studio: Cleaning and laundry costs are included in the standard rental price.
Sea Breeze: A mandatory cleaning fee of £480 per stay applies, which accommodates short stays.
Cancellations
Clients must notify us of any cancellations immediately by email.
We will make every effort to re-let the property for the cancelled period. If we successfully re-let it, we will refund the client minus a £50 administration fee.
If we are unable to re-let the property, the client remains liable for the full rental amount.
We strongly advise all clients to take out independent holiday cancellation insurance.
Arrival and Departure
Driftwood Studio: Stays may start on any day of the week, subject to a minimum stay of 3 days.
Sea Breeze:
High Season / School Holidays: Stays must start and end on a Friday.
Off-Peak / Short Breaks: Other arrival days are permitted, excluding Saturdays and Sundays.
Timing: Tenancies commence at 4:00 pm on the day of arrival and terminate strictly at 10:00 am on the day of departure.
Number of Persons
The number of persons occupying a property must not exceed the maximum number stipulated on our website.
Pets
Sea Breeze: We accept up to 2 well-behaved, small-to-medium-sized dogs for an extra charge.
Driftwood Studio: We accept 1 well-behaved, small dog for an extra charge.
Pet Policy Rules:
We must be notified of any pets in advance.
Owners must ensure carpets and furnishings are protected.
All traces of animals must be removed immediately upon departure.
Linen
We provide all necessary bed linen and bath towels. Please note that cot bedding and beach towels are not provided.
Complaints
We take great care to prepare our properties to a high standard. If a problem or cause for complaint arises, please let us know immediately so we can assist you. We reserve the right to gain access to the property during your tenancy to carry out essential repairs or maintenance.
Tenants Obligations
The tenant agrees to:
Notify us immediately of any losses or damage to the property and pay for their replacement or repair.
Take good care of the property and leave it in a clean, tidy condition at departure.
Acknowledge that we reserve the right to charge for extra cleaning if the property is not left in a satisfactory state.
